Beautiful new KOA. Sites are all concrete pads, level, and plenty of room. Bathrooms and showers were very nice. There are no large trees for shade. The road next to the campground is busy.

It's new, clean and well designed. Far too ecpensive though. And very loud, even though it's the off season. I'm sure the row of trees will mature and help a little with the noise. Stayed a week.

Very clean but not a campground I would use. On a major 4 lane road, drive through, lake is a man made pond no family would enjoy the campground as a campground. It did provide electric, water and sewer but the question is: is this worth $125 p/n?

Our stay was great. This is a new park and only thing it needs is shade. Staff was great and park was way to get in and out.

Very nice brand new KOA, friendly staff. We stayed at a patio site. We did miss a little bench by the dog park.

Newer facility with potential. The bathrooms needed a little attention. The floors were clean but the toilets, showers, etc weren’t cleaned daily.. There was hair in the shower, bugs on the bottom of the soap dispenser, urine on the toilets (that had been there throughout our stay). And the sprinklers came on and soaked everything that was on the porch of our tent.

Well manicured campground. Very clean restrooms/showers. Pleasant and accommodating General Manager and staff. Especially liked propane available, lots of hot water in showers and water pressure.

Beautiful brand new RV park. Facilities are absolutely gorgeous with private washrooms. Downside is the park is on a very busy noisy highway. We were also very surprised when the outdoor sprinkler came on over night and soaked all of our belongings outside, chairs , BBQ etc. Good place to stay for one or 2 nights but not for extended stays.

We loved this charming campground. It's brand new so still in development. We woke up a couple of days watching 2 deer romping and playing right behind our coach! The hosts are wonderful!

Brand new park with new laundry and bathhouses. Pool doesn't look completed yet. All spots cement with full hookups. Very nice!

We came this place is brand new, so everything is not completely open. But very great pads, place to park vehicle next to camp site. If you like to camp and bring pets that's ok too, some sites fire pit, gas grill, lawn swing. They also got cabins, playground, laundry, ice propane. Wonderful staff thank you Colleen and Christy for everything.

The campground was amazing. The staff was top notch. � It is so good to see smiling faces and staff wave and say hello. It really does go a long way. We will be booking again for next year as well for a few more days. Thank you again Willis & Cynda Rash

Our stay was a disappointment. There were very few amenities, and it has no security. You are right on a freeway which is extremely noisy. We left early as we were dissatisfied and we got charged for 5 days and only stayed 2! When i questioned it they said they had to talk to head office. Head office told me it was up to them! I would not recommend this KOA

This place is not ready for guests. They are new and there are so many unfinished amenities. The location is right beside a very busy highway with no wall for security or to buffer the loud noise of the road. The pool is not operational, there is no cable, no mini putt and absolutely zero activities for kids or adults. Yet, they are still charging full price. We left and will not be back!

We felt that during the off-season, and keeping in mind that the pool was not finished, a $60/night would have been reasonable. NOT $77.60/night.

My stay was great. The staff was wonderful. The park was top notch. But I went to make reservations for June and the $140+ a night rv spot is outrageous. Had to make reservations els where during peak season

We spent a couple of nights here at the KOA for Mardi Gras. The part is beautiful, quiet, easily access from the highway check in, was quick and easy with very friendly people. The only thing I would change is maybe a lighted sign at the entrance, but will definitely stay here again.

The place is so new, the pool didnt even have water in it. It has a lot of potential. The only fault I saw was the sites ARE NOT big rig friendly. There wasnt much room left after I parked my 5th wheel for my truck. Picnic tables should be on concrete, not the grass. This is also the ONLY place I ever stayed that charged for wifi/internet, if you used more than one device.

Beautiful, clean, safe brand-new park. Great shower & laundry facilities (2.50 each to wash/dry, credit card). Pull thru site pads very narrow, and not all sites have extra pad area, but sod is new and planted throughout. Pool not open yet and no hot tub. Free WiFi for a single device, charge for any extra but we had great reception with our antenna so didn’t bother. Discounted rate $95/night

Panama City Beach KOA is a NEW KOA! The park road is fresh and smooth as well the concrete RV sites. The park also has modern Deluxe cabins for rent and I stayed in one of them. Here are a few photos I took during my stay and walking around the park last night. Nicole and Russell in the cutest Happier Camper, John and Cheryl with their pups- a super pet friendly park. I will stay here again!

This is the nicest camp ground I have ever stayed in. I saw a bad review and I thought ok well I'm only staying one night. I regret not staying longer. The staff is extremely nice. We even showed up after dark because of bad traffic, one of the owners walked over and said hi at 8:30 at night and even gave us suggestions on what to do. It's close to the beach and a bunch of different restaurants. Also the nicest showers I have ever seen.

This is the KOA you want to stay at when in Panama City. Everything is new and updated. The parking spots are concrete with easily accessible water and sewage hookups. Melanda and Bill greeted us as we came in and were nothing but accommodating every step of the way. There is a pool, playground, dog area, wash house, laundry, wifi, ice and vending machines onsite. We will be coming back. This trip was for Thunder Beach Bike Rally. The staff think of little things that are important to their guests. The sprinklers were turned off at the sites to keep the motorcycles dry. We were just a few minutes away from any attractions and the beach, but far enough away to enjoy some not so noisy time. I would give this experience a 10 out of 10 and will return in the future.
